Sindhis: Raheja Navin ( Sindhi Real Estate Developer)

Raheja Navin:

From qualifying for the civil services examination to being a successful real estate developer.

Naveen Raheja, the managing director of Raheja Developers has embarked on a long journey with the determination to make a constructive difference to people’s lives.

“My first business venture was way back in 1978, when I got the distributorship of the scooter — Vijay Super,” remembers Raheja.

The next five years were quite eventful when Raheja dabbled in various businesses such as tourism, finance, electronics and real estate brokering.

“Of my various ventures, real estate seemed most promising. My first property was a 4,840 sq yrd plot, which I bought for Rs 3.5 lakh.” This was the turning point in his career.

The price of the plot doubled in less than six months and Raheja soon graduated from being a property broker to an established developer.

“In 1989, I took to large-scale realty business. The present company, Raheja Developers, was registered in that year and we started developing 172 acre of land,” he says.

“I felt that housing, being one of the necessity troika — food, clothing and shelter — is the most important requirement for an individual. Providing quality houses gives me immense satisfaction,” says Raheja.

Raheja Developers has a strong presence in Gurgaon — the satellite town of Delhi. The group offers a gamut of projects, which include various residential, commercial, and SEZ projects.

Among its residential projects, Raheja recently inked a 50:50 joint venture with Tata Housing for Raisina Residency in Gurgaon.

The group’s SEZ projects include the 257-acre engineering SEZ in Gurgaon. The group has also got in-principle approval for a multi-product SEZ at Dharuhera (near Gurgaon) and yet another IT/ITeS SEZ in Gurgaon. Asked why he is confined to Gurgaon, Raheja says “It’s not a question of being confined to a particular location or a city. Gurgaon offers a good market and good returns on investment. We are considering moving to other parts of India as well.”

On the lull in the realty sector, Raheja says, “Intense speculation in the last couple of years pushed price levels to unsustainable levels. This drove away the end-users from buying a house.”

High rates of housing loans are not doing any good either, and have stretched the EMIs to disproportionate limits for an individual. “The offtake of home loans should not be treated as liquidity in the markets which fuels inflation, rather easy availability of home loans helps an individual buy a house,” he says.

“I would fully support if the government moves to introduce some kind of tax to curb intense speculation in the realty sector. In fact, a mechanism should be developed to ensure that nobody buys more than two residential units. A cap should also be placed on the number of houses for a family,” the developer adds.

Sindhis: Raheja Mishal ( Tv Actor)

Raheja Mishal:

The very charming and talented actor Mishal Raheja started his career with MTV and now he can be spotted acting in the first television venture of the noted filmmaker Anurag Basu titled `Love Story`.

For Mishal, however `Love Story` is his second venture. The first one, which saw him, displays his acting skills was the MTV show `Pyaar Vyaar` and `All That`.

Mishal Raheja is a resident of the tinsel town and has completed his graduation in Business Management from the U.S.

Besides such popular soaps he has also been a part of many ad campaigns and has recently done a commercial for Air India, which will be shown only at the airports.

He has also campaigned for the Hero`s AIDS project.

Acting has been his passion since childhood and he loves playing cricket as well.

On the personal front Mishal Raheja is not at all like the character he plays on screen.

He is enjoying his single status to the core right now. He is in fact a happy-go-lucky person who can go on talking for the whole day.

Hinduja Ashok ( Hinduja Group)

Ashok Hinduja:

A staunch believer in astrology, he knows good stars help you come out of bad patches if you continue to do your duty. But that does not mean he is an idle man.

On the contrary, the youngest of the four Hinduja brothers is quite a workaholic. He began his lessons in business management while still at school and joined business immediately after his graduation from Bombay University.

He managed to impress his brother GP Hinduja within a couple of years with his efforts to help the then Iranian government combat the onion-potato crisis; a business that the group had never ventured into before.

AP, as he is known to his friends and associates, takes pleasure in describing the incident (which took place in mid-1970) for its importance in establishing business relationship between India and Iran.

The story goes like this:

AP got an instruction from his brother GP to ship 1,00,000 tonne of potatoes and onions to Iran as soon as possible. AP, without any prior knowledge or experience in the business, managed to buy the commodities by paying farmers a 20 per cent premium.

But, much to his horror, he found that the waiting period at the Iranian airports was over a month.

With the intervention of the then Indian Prime Minister Indira Gandhi and her Pakistani counterpart Zulfikar Ali Bhutto, he managed access to the roadlinks between India and Iran through Pakistan.

Thousands of Korean drivers drove the commodities in 23-tonne air-conditioned trucks. This was a landmark event in establishing the business relationship of India-Iran.

The Hinduja group (with $14 billion turnover) has been in India since 1914 as a closely held entity. Its first major acquisition came only 20 years ago when it bought out Ashok Leyland from its parent company British Leyland.

But, the group’s business in India did not grow at a rapid pace (with turnover at Rs 6,500 crore). Hinduja says a probable reason could be that the group worked at growing through hostile acquisitions.

We acquire companies which want us to acquire them. Besides, we want the majority control in the company,he says.

A reason why the group did not launch hostile bids when non-resident Indians, the likes of Swaraj Paul, invaded Indian companies in droves in 1980s. It also explains why he sent out a letter asking whether Hutchison Whampoa wants to sell its Indian assets. And, before he hears anything from Hutchison Whampoa on its stake sale, he does not want to talk on the issue.

There is enough room for growth for his existing businesses spanning banking and finance, transport, energy, information technology, media and communications. If I find good opportunity, I will pursue it, he says.

A vegetarian who does not even take tea or aerated water, Hinduja’s favourite pastime is his affiliation with the film industry.

An Amitabh Bachchan fan, (he actually financed a lot of Amitabh movies) he passed his addiction to his children. His two daughters are now associated with the industry. His biggest virtues, say his friends, is that he does not hesitate to speak out his heart.
